A Few Steps Closer
It's Spring in Zenibako and that means time to get building on the Beach House. With both levels ready for New Windows and Plaster to go on the Walls, it was time to connect the two with a set of Stairs. After some number crunching to get the Rise and Run just right, the Stringers have been cut and we have a solid Stair Frame in place. #Building #Property #Renovation #Handyman #RealEstate #HokkaidoJapan #HowtoBuildStairs

Framing Up the Beach House
lt has been a lengthy process, but we are now finally framing up the interior walls. All that hard work has gone into the foundations and sub floors, which no one will see but we at least now have the security of it lasting another 100 years. Interior design layouts are finalised and we shall share these in the coming blogs. #HokkaidoJapan #RealEstate #Property #Handyman #Renovation #ModernDesign #Building

Sub Floors Down & Beams Up
After a week on the tools we managed to replace the rotten bearers, add new joists, lay 100mm of insulation, then drop down 24mm ply sub floors. We now have a solid ground floor to build up from. We also managed to install new first floor support beams to allow for an open plan. #HomeInsulation #Property #Renovation #HokkaidoJapan #RealEstate #Handyman #ModernDesign

Let There Be Light
Japanese Houses in general are designed around smaller individual rooms, which each serve a separate function. This makes for Darker, Smaller more Intimate Rooms which are easier to heat during the Cold of Winter. At Lenken Design we want to create a more Open and Sociable Layout which has good Flow and Functionality, but without the huge costs of Heating the larger spaces. When we started the demolition on the ground floor we were surprised just how much the Natural Light fl

Renovating 40 Year Old Japanese House
It is hard to believe that the standard practice in Japan is to demolish and not recycle anything from an old house. They simply knock it down, send everything away as rubbish, then rebuild a brand new house. After Lenken peeled back the layers of this old Japanese house we found all the exquisite timbers, as they were 40 years ago, with the most intricate craftsmanship and structure that's more solid than the day it was built. Apart from some layout and window placement chan

The Great Reinforced Concrete Wall
What seemed like a simple job turned into an expensive week of hard labor ... here's what happened. As part of our Zenibako Town House project we needed to open up the front retaining wall to allow access for a car park. To own a vehicle in Japan you must be able to prove that you have somewhere to park your car and that it fits within this space, so the wall had to come down. We purchased the appropriate tools from Homac, one heavy duty jack hammer and one concrete cutter, p

Sapporo Apartment Makeover, Tiny Living
One of our first projects in Hokkaido, was this 21sqm Apartment at the edge to Odori Park. The wallpaper was yellow from the tenants years of smoking, the kitchen was sectioned off, it was dark, and the laminated floors made it feel cold. So we transformed this place from depressing to refreshing. Light Bright and Open Planned, this Apartment is now the ultra modern stylish Central Sapporo Pad. Features include custom wood ceiling, modern streamlined kitchen with butchers blo
